A government teacher buying a home may have salary income and a mutual-fund portfolio but still face a cash gap before registration. A Loan Against Mutual Funds (LAMF) may provide liquidity without selling units, but it adds another repayment obligation while a home loan is being arranged.
Check the whole cash requirement
Budget for the buyer contribution, stamp duty, registration, legal checks, moving costs and an emergency reserve. Do not assume a home-loan lender will accept borrowed LAMF proceeds as your own contribution. Disclose the proposed borrowing and ask the home-loan lender for written confirmation.
Worked example
Assume a property price of INR 5,000,000, an illustrative home loan of INR 4,000,000 and a buyer contribution of INR 1,000,000. If available cash is INR 760,000, the gap before other purchase costs is INR 240,000. These are example figures, not a lender offer or a promise about how much will be financed.
Suppose the LAMF balance is INR 240,000 at an illustrative 11% simple annual rate for half a year. Interest would be INR 13,200 before fees; the INR 240,000 principal would still need to be repaid. Confirm how the actual lender calculates interest and when principal is due.
Risks to check
Mutual-fund values can fall. If INR 240,000 is borrowed against a portfolio worth INR 600,000, initial LTV is 40%. A 20% fall in portfolio value to INR 480,000 would raise LTV to 50% if the balance stayed unchanged. This is a stress test, not a forecast or universal margin-call threshold. Ask the lender about eligible schemes, margin triggers, response time and consequences.
Compare LAMF with using savings or redeeming some units. Redemption may change investment exposure and can involve exit loads or tax consequences depending on the fund, holding period and applicable rules. LAMF adds interest, fees and collateral risk.

Frequently asked questions
Can a government teacher use LAMF for a down payment?
It depends on the LAMF lender's terms and whether the home-loan lender accepts the source of funds. Confirm both in writing.
Is LAMF always better than redemption?
No. Compare interest and fees, possible tax or exit-load consequences, collateral risk and liquidity.
What if the fund value falls?
The LTV rises. The contract may require additional collateral or partial repayment. Check the exact terms before pledging.
Next step
Get the home lender's answer in writing, confirm the LAMF rate, fees and repayment date, and compare borrowing with partial redemption or delaying the purchase. Proceed only if both loan obligations and an emergency reserve fit your dependable budget.
